The North Richland Hills Planning and Zoning Commission on Sept. 18 recommended approval, 7-0, of ZC25-0140, a special-use permit to allow a contractor's office with attached storage and yard at a Commercial Drive address. The item will be considered by City Council on Oct. 13, 2025.
Staff summarized the request as a use-specific approval in a C-2 commercial zone. The proposed tenant intends to occupy about 9,500 square feet, with approximately 3,500 square feet of office space and the remainder used for warehouse storage. Staff said the application includes a plan to replace existing chain-link fencing with cedar screening along property lines and to bring exterior lighting into compliance.
Applicant Dave Watson (speaker 5) said the building is in disrepair from prior tenants and that the company plans interior renovations, ADA-compliant restrooms and fencing upgrades. "We're going to replace all of the chain link with cedar and make it look right for the neighborhood," Watson said, and estimated roughly $275,000 in improvements after purchase.
Staff said the Development Review Committee recommended approval, noting the proposed screening, access, and lighting conditions included in the exhibit. The commission moved, seconded and voted 7-0 to recommend approval. The file and staff exhibits indicate the conditions and standards will be included in the packet forwarded to City Council.
