Chris, the county planner, explained the site has operated as an industrial use and was considered a legal nonconforming use under the county's current UDO. "Bringing it into compliance with the UDO is helpful on two parts," he said, noting the rezoning would allow the company to pursue tax abatements and make future expansions or building additions less likely to require Board of Zoning Appeals relief.
The planner described the company's small planned expansion (a 20–40 foot addition and an additional kiln) and said the property is adjacent to existing I3 zoning in places. The resolution number read in the meeting was 2025‑R‑3‑UDO‑98. After a brief discussion and a favorable recommendation from the planning commission, the board voted to adopt the rezoning ordinance.
The change removes the property's legal nonconforming classification and aligns its zoning with proposed and adjacent industrial uses.
