The Planning and Zoning Commission approved Plat 25‑0092 (Smithfield Acres Addition) on Sept. 4, allowing a 0.371‑acre unplatted tract at 6920 Smithfield Road to be platted so the owner can pursue a building permit for a new single‑family residence.
Nicole Barton of Barton Surveying and Laser Scanning told commissioners the lot has been in its current configuration since at least 1952 and the applicant is requesting a waiver of the R3 minimum lot‑width requirement (70 feet) because the existing lot width is approximately 60.51 feet. Staff recommended approval subject to Development Review Committee (DRC) comments and the requested width waiver. Commissioners moved to approve the plat, noting the waiver was limited to lot width and that building setback and other code requirements remain applicable at the permitting stage.
The motion to approve carried; no roll‑call tally was read into the record. Staff will process final plat recordation and notify the applicant so building permits can be pursued.
