Pflugerville commission approves replats for Falcon Pointe and Road Line Estates

The Pflugerville Planning and Zoning Commission on Tuesday approved two subdivision replats that staff said meet state and local minimum requirements and advance planned road connections.
Staff described the first item as a replat of Lot 1A of the Falcon Pointe PUD to keep the existing church on Lot 1A and replat adjacent land for future commercial use; a site plan for the commercial parcel is currently under review. "They are coming back tonight to replat Lot 1 A, to leave the church on their lot and to replat for a future commercial," staff said. Commissioners confirmed the replat includes an existing cell-phone tower on the northern part of Lot 1A and discussed a utility-related "bump out" included to secure wastewater connection.
On a separate item, staff presented a replat of Lot 7 in Row Lane Estates 1 that converts a single residential parcel into three lots and dedicates right-of-way for a future eastern extension of Roe Lane to serve a subdivision in an adjacent extraterritorial jurisdiction. Staff said the plat conforms to an earlier preliminary plan and is part of a larger master plan that will eventually link Row Lane to FM 685. Commissioners asked about how the new right-of-way relates to a nearby gated emergency-access road and were told the gates are on a different section of the master plan, not on the new Roe Lane extension.
Both replats drew no public comments during the hearings. In each case the commission closed public comment, entertained a motion, and approved the staff recommendation to move the plats forward. The commission did not record individual member roll-call votes in the transcript provided; the clerk stated the motions passed.
The approvals clear the way for the applicants to finalize site plans and for the city to proceed with the right-of-way dedications and subsequent development-review steps. Next procedural steps are for the applicants to complete outstanding site-plan requirements and for the city to process the plats through standard permitting and recording procedures.
