Dr. Yasmin Cherk, planning manager for Pflugerville City, presented a specific‑use permit request for Stonehill Town Center Tract 7 (vacant parcel at 1501 Town Center Drive between Cowboys Fit and Home Depot) to permit outdoor commercial recreation and entertainment limited to batting cages.
Cherk said the proposal complies with SUP criteria and with the Urban Center Level 5 zoning intent; staff recommended approval with conditions that the outdoor entertainment be limited to batting cage use, screened from the public right of way, have materials lower than the principal structure, and locate the batting cage as shown on the applicant's conceptual plan. Commissioners asked clarifying questions about whether food and alcohol would be served and about lighting hours; Cherk clarified the indoor entertainment portion for the broader development is already permitted and that outdoor operations, lighting and other operational details would be provided by the applicant at a later stage.
A commissioner moved to approve the SUP with the staff‑recommended conditions; the motion was seconded and the commission voted to approve the permit. The chair closed the public hearing before discussion and the motion passed.
Why it matters: The approved SUP will allow a commercial outdoor recreation use at a visible Town Center location. The conditions limit the scope (batting cages only), require screening and restrict structure heights, giving the commission and staff a compliance framework should the operator submit operational details later.
