Applicant seeks consolidation plat to make Pemberton lot conforming after demolition

Jim Zanelli of Fox and Associates told the Planning Commission the Pemberton applicant is submitting a consolidation plat to remove a middle lot line and restore a conforming lot after a pre-existing house (which had straddled two lots) was demolished. Zanelli said he was preparing the plat; the property owner could not attend the workshop.
Commissioners asked if the demolition and removal of a stone facade required Historic Preservation Commission (HPC) review. Planning staff explained that demolition review applies to properties above a certain age regardless of whether a property is designated with an HPC overlay, and that demolition review is separate from the designation process. Staff said property owners retain certain rights during designation-consideration periods but that demolition review provides an opportunity to evaluate designation.
Commissioners and the applicant confirmed the replacement home would essentially match the prior footprint and noted the consolidation is required to permit a new single-family home that conforms to lot and setback standards under the land management code. No public comment was recorded on the item at the workshop.
