The Wilmington Board of Adjustments approved variances Jan. 15 that allow the owner of 7625 Masonborough Sound Road to locate a detached accessory dwelling in front of the primary home and to exceed the legacy‑code size limits applicable in the R‑20 legacy district.
City staff explained that legacy R‑20 rules still apply in the property’s district and limit accessory structures to 35% of the main dwelling’s heated area or 1,200 square feet, whichever is less. Staff entered the case summary and materials into the record.
Property owner Right Reverend Henry Nut Parsley Jr. and consultant Cindy Wolf told the board the 5.7‑acre parcel has approximately 20 feet of topographic fall from Masonborough Sound Road, wetlands and flood‑plain and conservation setbacks that constrain placement of accessory buildings. Wolf said the proposed ADU would be set more than 300 feet from the road, screened from view, and would meet the current 50% criterion under newer code, while the legacy ordinance’s placement and size rules create a practical hardship.
A board member moved to approve the variances; the motion was seconded and the board voted to approve the requests. The transcript records the board’s approval without a roll‑call tally.
The owner may proceed with the project subject to any required permits and conditions specified by staff and the building department.
