At its July 22 meeting the Saint Bridal Community Improvement Corporation discussed ongoing demolition at the former shopping center and next steps for a proposed mixed‑use project, the board chair said.
The chair said contractors have removed much of the foundation and are making “substantial progress,” but crews discovered an asbestos‑coated pipe that prompted a change order the chair estimated at “right around $5,800” and said he would verify the exact amount. The chair and staff discussed having crews remove a remaining portion of a basement wall at the corner while they are on site if Duke removes a nearby transformer as planned within a week or two.
Staff told the board the grant award approved for the cleanup is larger than current spending because the original scope was greater; staff recommended clearing the site completely and noted the project team will not pursue removing the parking‑lot asphalt. “There’s enough there to make that happen,” the staff member said, adding a recommendation to clear the site.
Board members discussed structural concerns at the site and recommended shoring a remaining block wall. A committee member said the wall is currently supported only by a joist system that is not designed to hold it long term and urged shoring to guard against weather‑related collapse.
On the proposed development, the chair said the developer is still in due diligence and that design details are not finalized. He described the project as roughly 190 residential units with about 5,000 square feet of ground‑floor retail, down from an earlier concept with 10,000 square feet of retail. The chair said original concept drawings and footprints remain available for public review during the developer's due‑diligence period.
No formal votes or approvals related to the demolition contract scope or the developer's proposal were recorded at the meeting. Staff will verify the change‑order cost and return with any recommended contract adjustments at a future meeting.
