Mike Birtingham of Sterling Engineering explained that the village signs are placed on common‑ground strips and in several corner locations it is infeasible to simultaneously meet the 10‑foot right‑of‑way and the 10‑foot lot‑line separation. He said the applicant would add a disclosure for buyers of adjacent corner lots notifying them that a sign will be placed close to their lot, and the homeowners association would maintain the signs.
Commissioners discussed alternatives such as reducing sign size or moving sign locations; staff confirmed the signs will be in common ground and that a recorded notice or a note in the legal description could memorialize the disclosure so future buyers are made aware. With staff recommendation, the commission approved the revised signage condition.
Next steps: The applicant will record the appropriate disclosure and proceed with installed signs in the approved locations subject to the recorded notice and the community sign plan.
