Plan commission approves Virginia Street industrial site plan with conditions

The Crown Point Plan Commission voted 7-0 to approve a site-development plan for an industrial building proposed at 11120 Virginia Street, advancing petition 26-05 after the developer addressed technical review comments and agreed to several conditions.
John Messina, the project engineer with the DDG team, told the commission the project team had submitted a full engineering package, received stormwater approval on Feb. 2 and had responded to all outstanding comments from planning, engineering, utilities and public works. "At this time, all outstanding review comments have been addressed," Messina said, adding that a recorded driveway license agreement establishes shared access between Lots 5 and 6.
Planning staff recommended approval after review by multiple departments and the tree board. Commissioners asked technical questions about the dumpster enclosure, drive‑aisle widths and the placement of handicap parking. The presenter said the dumpster detail would be finalized by the architect, directional signage would be used to manage a 12.5-foot aisle that cannot operate as a two‑way drive, and the team would work with staff to move accessible spaces closer to the building where feasible.
A commissioner moved to approve petition 26-05 subject to staff coordination on the dumpster design and location, a resolution addressing the handicap parking layout, and a stipulation limiting signs to building-mounted signage; another commissioner seconded the motion. The roll call vote was 7‑0 in favor.
The approval advances the project to permitting and construction phases. Staff and the applicant will finalize the technical details noted by the commission before the city issues permits.
