Board approves continued use of existing aggregate surfacing for Shipyard Road expansion

The Mobile City Board of Adjustments approved an amendment to a previously granted surface variance for a property on Shipyard Road so the site may continue using existing aggregate surfacing for truck parking and vehicle maneuvering while adding a new structure.
Jackson Burtbickler, with ROE Engineering and Surveying, said the application does not propose new aggregate areas but will rely on the aggregate pavement already in place while constructing a new structure north of the existing shop. "The applicant is not proposing any new aggregate paving service, or surface areas only utilizing aggregate paving that's been existing," he said.
Staff and board members explained that the earlier variance was site-plan specific, so adding a new structure triggers the need for a new approval even if the surface itself is unchanged. An owner, Robert Altman, said the expansion is modest (adding about two employees) and that the owners are improving existing conditions.
The board approved the amendment "subject to findings of fact," with no new stormwater systems planned and the existing stormwater detention on the east side being used.
What’s next: The applicant will proceed with the new structure under the approved conditions; any future changes to surface or drainage would require further review.
