Sunset Beach board asks staff to draft gateway-overlay text amendment and seeks funding to add two focus areas to land-use outreach

During its Dec. 18 meeting the Sunset Beach Planning Board directed staff to draft a formal text amendment to Article 3.3b (Gateway Overlay District) that would (1) clarify conflict language so overlay standards govern where referenced, (2) replace overlay-specific tree tables with the general tree tables, and (3) add an appendix of additional compatible colors to expand the permitted palette. Staff warned that outright elimination of the overlay would trigger a zoning-map amendment process that requires mailed notice to affected property owners.
Later the board discussed the ongoing Sunset Beach 2040 land-use plan update. Members asked staff to confirm how long the public survey will remain open (staff said it will remain through initial public-engagement meetings and that they will confirm exact dates). One board member proposed two supplemental "focus-area" engagements—Sunset Boulevard (179 to the roundabout) and the island core—to produce concept boards and illustrative cross-sections for public workshops. Staff said Anchor Point (the contracted consultant) had included add-on services in its proposal and could scope the two focus areas; the board asked staff to obtain ballpark pricing and present a budget request or addendum to council for consideration.
The board asked staff to bring the drafted gateway-overlay amendment and any cost estimates for the focus-area add-ons back for review at the next meeting.
