Planning board recommends sign-standard changes for Mixed Use District to encourage commercial development

On Dec. 18 the Sunset Beach Planning Board unanimously recommended approval of amendments to the Unified Development Ordinance’s sign standards for the Mixed Use District (MUD), finding the changes consistent with the town’s 2017 land use plan and likely to encourage commercial development.
Staff reviewed proposed edits to the MUD signage section, including revisions to dimensional limits (for example a proposed 14-foot monument sign height in some circumstances) and clarifying how existing on-site signage compares to code requirements. The applicant and staff had worked to reconcile package language and staff agreed to coordinate final wording for materials submitted to council.
Planning Board member Richard moved to recommend approval (Action A); the motion passed without opposition. Staff said the text amendment will be scheduled for Planning Board recommendation to council in January (to schedule a public hearing for February). The board’s recommendation includes an explicit finding that the amendment is consistent with the 2017 Town of Sunset Beach land use plan and in the public interest to help stimulate development in the identified commercial node.
