Board approves special-exception permit for 800-unit mini storage near Lee Highway

The Washington County Board of Supervisors voted unanimously to approve a special-exception permit that will allow construction of a mini storage facility of up to 10 buildings and 800 storage units at the intersection of US Route 11 (Lee Highway) and State Route F-310. Chair (speaker 1) opened the public hearing and zoning official Mister Richardson (speaker 8) summarized the planning commission record and the site plan.
Richardson said the applicant submitted a site plan showing 10 buildings to be built in four phases, "each phase would have 200 storage units for a total of 800 storage units," and noted the planning commission recommended the request unanimously, 5-0, with conditions including downcast (downcast) lighting. The commission did not prescribe a cap on the total number of units, Richardson said, and recommended leaving the exact sequencing to the applicant.
Applicant Sean Gray (speaker 4) spoke to the board and answered clarifying questions about the site and phasing. No speakers registered opposition at the public hearing. During board discussion supervisors cited local public-safety concerns in the area and expressed support for development in that commercial corridor.
A supervisor moved to approve the plan as presented with authorization to build up to the proposed 800 units; the motion was seconded and carried 7-0. The board did not attach additional operational restrictions beyond those discussed by staff and the planning commission.
