Planner backs Paris Baguette canopy and expanded sign width at 1685 E. 116th; hearing officer agrees

Tony Halsey, with Kite Realty Group, presented a request for two signage variances for Paris Baguette at 1685 East 116th Street (southwest corner of 116th and Rangeline Road). Halsey said the petition seeks a canopy above a storefront that may partially obscure architectural pilasters and an increase in allowable sign width from 70% to approximately 89% of the canopy width to provide appropriately scaled storefront signage. He described the storefront as roughly 38 feet of frontage with three storefront sections and said the design team worked closely with staff on sign placement and materials.

Planning staff (Steph) told the hearing officer the petitioner is seeking two canopy-sign variances and that planning is supportive, recommending approval conditioned on the petitioner addressing remaining review comments and project documents and adopting findings of fact.

The hearing officer indicated approval in line with staff's recommendation; the transcript does not record a formal roll-call vote or the names of a mover and seconder. The petitioner included sign package materials and noted they will use the same canopy manufacturer for consistency with other building signage.
