Planning commission approves resurvey at 1406–1408 Sutherland Place to widen driveway

Scotty Dreher, a representative of Wigan, told the Homewood Planning Commission that the RS24-06-02 resurvey for 1406 and 1408 Sutherland Place would adjust one lot line to allow the homeowner to create a larger driveway from the alley and to clean up an existing zoning lot configuration.
"We're simply just adjusting one of the property lines for Miss Susan so she can get a bigger driveway in the rear or from the alley so she can get another driveway or bigger one," Dreher said, explaining that the change shifts the border approximately 12 feet to the west and that the houses themselves are not being moved.
Commissioners asked whether the adjustment would create setback or structure encroachment problems; Dreher answered that both resulting lots would meet the city’s lot requirements and that the resurvey is intended to clean up a split zoning lot on the parcel.
A motion to approve the resurvey was made and seconded. The commission voted 5–0 to approve RS24-06-02.
The approval allows the applicant to proceed with the recorded lot-line adjustment; any related building work will still be subject to permit review and compliance with setback and construction regulations.
