The Eagle Pass Planning and Zoning Commission approved a subdivision variance allowing a reduced minimum lot depth for 1382 Las Quintas Boulevard, a parcel located in the city's extraterritorial jurisdiction (ETJ).
Staff presented the application (listed on the agenda as submitted by Jose Martinez) seeking a reduction of the minimum lot depth under the R-5 Garden Home District from 100 feet to 81.6 feet. Staff told the commission the parcel is in the ETJ, is surrounded by residential land uses and is served by public utilities; staff said 24 notices were sent and no responses were received. The department recommended granting the variance.
A person in the audience who identified himself as Tomas Diaz said he is the property owner and asserted the parcel measures 4,895 square feet (staff had cited 4,500). "My name is Tomas Diaz, and I am the, property owner," he told the commission, adding the lot frontage is 60 feet and that an adjacent lot already contains a single-family dwelling. Staff said they would verify the parcel dimensions and noted the owner will need to return with any required documentation (survey) prior to finalizing any administrative actions.
After public comment, the commission voted to approve the subdivision variance to reduce the minimum lot depth to 81.6 feet.
Staff indicated they will verify parcel measurements through a survey and will follow up if corrected documentation is required before building permits or other actions proceed.
