MANSFIELD, Texas — The Mansfield City Council approved the purchase of property at 620 West Broad Street for $1,000,000 to expand parkland and further elements of the City’s historic Man homestead park concept.
City staff said the purchase price will be paid from a combination of park-dedication fees gathered in the northwest quadrant and cash from the Mansfield Parks & Facilities Development Corporation (MPFDC), which is funded through local sales tax allocations. Staff explained that park-dedicated land purchased with these funds typically cannot be sold or converted to nonpark uses without returning to voters, and that master-planning will follow closing.
Staff recounted a market analysis and an appraisal used to set the price; the city’s market analysis completed in May 2025 showed quadrant land values in a range that supported the negotiated price. Staff also said the acquisition will expand parking and access for the linear trail and assist in future trailhead and parking improvements.
Council asked how the price was developed and how the property would fit into the Parks Master Plan; staff described comp-based market analysis and said prior, smaller acquisitions adjacent to the property had already created a working relationship with the owner. Staff said the acquisition will enable an additional ingress/egress median cut to improve traffic flow near the dog park and trailhead.
A motion to approve the purchase passed 7–0.
