Council hears staff presentations on Goodwill and Mansfield Mission used-merchandise store permits

MANSFIELD, Texas — City planning staff presented two separate special-use permit requests for used-merchandise stores during the council’s Dec. 8 work session.
Katasha Smithers, planning manager, said Goodwill seeks to relocate into a roughly 26,000-square-foot space at a shopping-center site northwest of Walnut Creek and US Highway 287. The proposal includes a rear drop-off area and conditions recommended by Planning & Zoning (6–1) and the Development Review Committee, including enhanced rear lighting and security cameras in lieu of a limited-access gate; staff also said the applicant would close an adjacent existing Goodwill once the new location receives a certificate of occupancy.
Smithers then presented a separate S.U.P. request from Mansfield Mission Center for a used-merchandise store at 901 West Broad Street. The proposed building is approximately 18,000 square feet in total, with about 6,600 square feet of storefront and about 11,900 square feet for storage, intake and office space. Planning & Zoning voted to recommend approval Dec. 1 (6–0, 1 abstention); the DRC recommended approval and the item is scheduled for the applicant presentation and public hearing at the council’s 6:00 p.m. meeting.
Smithers told council the proposed uses comply with the city’s future land-use plan and current zoning in each location and that staff are available to answer detailed questions at the evening session.
No final council votes on these S.U.P. requests occurred during the 1:00 p.m. work-session presentation; both items will be considered formally at the evening meeting when the applicants and any members of the public may be heard.
