Summary
Commissioners voted 7-0 to continue a specific-use-permit hearing for a proposed car wash at 1561 East Broad after the applicant requested more time to revise site plans; the case is set for P&Z on Feb. 19 and will require a separate council date.
The Mansfield Planning & Zoning Commission voted unanimously on Jan. 15 to continue a public hearing on a specific use permit for a proposed car wash at 1561 East Broad Street to Feb. 19, at the applicant’s request.
"We are requesting to continue the public hearing to Feb. 19, 2026," Andrew Yeo, the applicant’s representative from Triangle Engineering, said, explaining the team needs time to submit an amended site plan. Staff recommended the continuance to allow revised materials to be included in the next packet.
Developer Mike Booth, who said his company has built about 350 car-wash tunnels over 42 years, described operational aspects and offered to answer technical questions, while architect Greg Gurren of Estar Design said the design team had revised facades to meet Mansfield’s standards. Arun Patel, who operates a nearby business at 1560 East Broad, described prior efforts and noted local investment toward a car-wash venture.
Staff also read three written oppositions submitted by email (David Van Hook; Christie Rivera; Stephanie Monreal) and said those letters will be retained for the next hearing. Rodriguez told the commission that because the matter is advertised with council, continuing the P&Z hearing to Feb. 19 will require moving the city-council appearance to March 9 to keep required noticing and scheduling in sequence.
Commissioner Godden moved to continue the item; Vice Chairman Axon seconded. The commission recorded the motion as carrying 7-0 in favor of the continuance. No final action on the SUP was taken; the hearing will resume on Feb. 19 with updated materials expected in the commission packet.
