Resident criticizes developer signage and design choices during Mansfield citizen comments

During the citizen‑comment period Feb. 19, Mansfield resident Cheryl Littke addressed the Planning & Zoning Commission about monument signage and design standards for a nearby PD development. Littke said the developer’s monument signs were plain concrete rather than the masonry called for in the city code’s sign standards and urged the commission to enforce design expectations when considering plans and density.

Littke told the commission she lives in Mansfield and said appointed commissioners serve as an additional measure of local oversight. She suggested commissioners could have required material choices consistent with surrounding neighborhoods and suggested that staff and the Development Review Committee do not always represent neighborhood interests.

Artie Wheaton Rodriguez and other staff replied in part that some aspects of a PD (planned development) can differ from base ordinance requirements and that the design choices reflected coordination between a prior staff member and the developer. The commission did not take formal action on Littke’s remarks that evening; the comment was recorded in the public record for future consideration in related cases.
