The Planning and Zoning Commission on March 2 voted to recommend that the Anchorage Assembly rezone a 0.97‑acre parcel from R2M (mixed residential) to I1 (light industrial/commercial) to bring the property into conformance with the Anchorage 2040 land use plan.
Planning staff described the site as currently occupied by an auto body shop and said the proposed rezone would align the parcel’s zoning with the comprehensive plan designation. "The department finds the proposed rezoning meets all 3 approval criteria under AMC 21.03.160 I," staff said, and recommended the commission forward a recommendation of approval to the Assembly.
Ron Thompson, representing the petitioner, said the parcel’s buyers wanted zoning that reflects existing and past uses and that staff’s abbreviated rezone process helped expedite the buyer’s ability to use the site in a by‑right industrial commercial manner.
Commissioner Polis moved to recommend Assembly approval of the rezone; Commissioner Eber seconded. The commission voted to recommend the rezoning, with staff noting that any rezone would still require Assembly action and that water‑main extension and service needs could require further infrastructure work.
