MANSFIELD — At its July 21 meeting the Mansfield Planning and Zoning Commission approved multiple routine land‑use items, including a preliminary plat and a final plat, and a separate rezoning.
The commission approved the preliminary plat for the Joseph Dam Addition (11 acres at 801 Lillian Road and 1340 West Broad Street, SD No. 24‑045) on a motion passed 7–0 after staff (Ms. Smithers) said the plat conforms to the Mansfield Subdivision Ordinance and Chapter 212 of the Texas Local Government Code. The final plat for Lot 2 of Heritage Park (2 acres at 700 South US Highway 287, SD No. 25‑035) also passed 7–0; staff said the plat conforms to the Mansfield Subdivision Ordinance and recommended approval.
Separately, the commission approved a zoning change (case 25‑006) to rezone approximately 2.36 acres from PD to C‑2 Community Business District for commercial uses; staff recommended approval and the measure passed 7–0. Earlier in the meeting the commission approved minutes and carried other routine agenda items by unanimous votes.
What happens next: Approval of preliminary and final plats allows the developer to proceed to the engineering and platting steps required before permits are issued; the rezoning establishes base C‑2 commercial standards for the rezoned parcel. Detailed engineering, plat approvals and any required entitlements remain prerequisites to construction.
