The Planning & Zoning Commission unanimously approved a conditional replat on Aug. 18 to divide Lot 1 at Mansfield Marketplace (132 S. US Highway 287) into three commercial lots.
Staff said the Department of Planning and Development Services recommended approval subject to execution of a mutual access agreement with property to the west prior to recordation; if that agreement is not executed, the applicant must provide a separate access easement within the subdivision. Staff noted the replat otherwise conforms to the Mansfield subdivision ordinance and applicable sections of the Texas Local Government Code.
There were no public comments on the item during the hearing. Commissioner Walker moved to approve the replat; Commissioner Gaudens seconded. The motion carried 6–0 with 1 absent.
Staff said the project has proceeded through City Council and platting steps and that, if the access agreement is completed, the plat may be recorded and subsequent site work can proceed.
