Mansfield council revisits Main Street designs, leans toward option with left‑turn lanes

Mansfield council members on Sept. 8 revisited two proposed designs for the 100 block of Main Street and took a brief field demonstration set up by staff to help gauge sidewalk and streetscape dimensions.
Staff presented two Stantec alternatives, both of which would remove curbside parallel parking on the 100 block in order to widen the public realm, add a double row of trees, and introduce a mid‑block pedestrian crossing. The principal difference is that option 1 preserves dedicated left‑turn lanes at Broad and Oak, while option 3 gains additional sidewalk depth but lacks those left‑turn pockets.
"Both contemplate removing the parallel parking from the 100 block of Main Street," said Matt Young, staff presenter. "The main difference between the two is really just 5 feet of public realm — option 1 has dedicated left‑turn lanes at Broad and Oak; option 3 gains more sidewalk but would require elongated bulb‑outs that eat into the sidewalk area."
Council members who spoke after the demo framed the choice as a tradeoff between pedestrian space and downtown traffic function. "If we're going to go with the turn lane and staff and the engineers really think we're going to need a turn lane, then that leaves us with option 1 as our choice," Councilman Brent Newsome said. Several colleagues, including Councilman Frasquez and Councilman Brosh, expressed agreement.
Members asked staff to follow up with details on proposed archways at project limits, valet and off‑street parking options along Broad and Oak, and a traffic study or staff traffic worksheet to quantify expected vehicle trips. "We can work with Tracy, Aaron and our engineering staff and look at that," Young said when asked whether the speed limit treatment and traffic impacts could be further analyzed.
Council directed staff to continue refining the scheme and return with the requested follow‑up information before advancing formal approvals. The short outdoor demonstration, intended to give members a physical sense of the wider sidewalk, concluded the work session portion of the meeting and preceded the regular session.
