The Planning and Zoning Commission on April 7 approved the Heritage Park preliminary plat (SD No. 25‑002), a 6.44‑acre proposal west of US Highway 287 intended to create three lots for future commercial use.
Planning staff explained the site is currently zoned I‑1 (light industrial) and that Lot 3 does not have public street frontage, creating the need for a variance. Staff said a common access easement off Highway 287 would grant temporary access and that a proposed city right of way (Vinewood) is planned to provide permanent north access; staff noted the right of way is a capital project currently being designed.
Commissioners asked staff to repeat the variance details and asked about timeline for the city project; staff said the access design is in progress and imminent. Commissioner Gatton moved to approve the preliminary plat with the recommended variance; the motion was recorded and carried 5‑0.
