The Mansfield Planning & Zoning Commission unanimously approved a final plat for the Heritage 287 Logistics Center on May 5, recommending the subdivision for two industrial lots that will total 18.97 acres along US 287.
Planning staff recommended approval, saying the subdivision conforms to the Mansfield Subdivision Ordinance and Chapter 212 of the Texas Local Government Code. "The Department of Planning and Development Services recommends approval, the subdivision, as this subdivision conforms to the Mansfield Subdivision Ordinance and the requirements found within chapter 212 of the Texas Local Government Code," staff said during the hearing.
Staff explained the plat creates two lots separated by a public-access easement that will connect to a new TxDOT frontage road and provide access to an unplatted parcel to the west. The developer presented the map and staff said the site’s industrial zoning is consistent with the proposed replat.
The commission opened the public hearing and, with no public speakers, voted to approve the final plat by a 7-0 tally. The approval allows the developer to move forward with the subdivision recordation and subsequent permitting steps required for industrial development.
Next steps: City staff will process final recording and permit applications for development consistent with the approved plat.
