Commission recommends several site‑plan exceptions and school locker‑room additions to council

The Flower Mound Planning & Zoning Commission recommended several site‑plan matters to the town council, including an exterior‑color exception for Mavis Tires & Brakes, locker‑room additions at Flower Mound High School and Marcus High School, and the Ara Brookview apartment site plan with a waiver for a flat‑roof fitness building.

Planner Cody Hay presented the Mavis Tires & Brakes miscellaneous application and explained the request for a hunter‑green accent panel and a scribe between off‑white and gray sections. Cody noted town code requires an exception for accent colors and staff recommended that accent colors not exceed 20% of any façade; the current proposal is about 17% on the north façade and roughly 3.5% on the other facades. The applicant's representative, Alexander Seton, said Mavis had reduced their usual accenting to comply with Flower Mound's urban design guidelines.

Staff also presented two separate high‑school locker‑room additions: a 5,953‑sq‑ft addition at Flower Mound High School (accessory to an athletic field complex of ~15.38 acres) and a 2,266‑sq‑ft addition at Marcus High School. Both requests were for roof‑pitch exceptions (4:12 vs. code 6:12–9:12); staff and several commissioners noted both additions match existing building forms and are not adjacent to residences, and both recommendations carried.

Claire Barnes and applicant Connor Osborne presented the Ara Brookview site plan. The request included a waiver for a small fitness building in the internal courtyard to have a flat roof; commissioners raised practical concerns about drainage and freezing but concluded the building is internal to the courtyard, will be screened and that roof drains would feed the development storm system. The commission recommended the waiver to council with standard conditions.

All of these items were forwarded to town council for final action where a council decision is required.
