Garrett Langford, planning staff, told the commission the package would create three subdistricts—Downtown Mesquite Core, Mixed Use and Edge—with tailored development standards intended to preserve a walkable, historic downtown while allowing mixed uses. "The downtown zoning ordinance will include its own use tables...to encourage a more compact and walkable urban environment," Langford said during his presentation.
Why it matters: the new district would change how properties in the downtown area are regulated—altering allowable uses, parking requirements and sign standards—and would create legal nonconforming status for some existing businesses if rezoned.
