Planning commission approves unit-mix change for East Glen Boulevard senior development, 6–0

The Mesquite Planning and Zoning Commission on Nov. 24 unanimously approved an amendment to a planned development that adjusts the unit mix for a senior-living project at 2235 East Glen Boulevard.

Garrett Langford of the city’s Plan Development Services told commissioners the change would increase one-bedroom units from 129 to 135 and decrease two-bedroom units from 131 to 125 while leaving the total number of apartment units at 260. "So that's 1 bedroom from 129 to 135, 2 bedroom going down from 131 to 125," Langford said, and recommended approval with a revision to Exhibit B to reflect the updated unit counts. Staff reported receiving one public response in favor after the packet was distributed.

An applicant representative who identified themselves as Alenal, of 3899 Maple Avenue in Dallas, said the adjustment was an architectural and technical refinement made during site-plan review. "For seniors, 1 bedrooms are mainly what we want," the representative said, describing the change as a functional tweak rather than a change in scale or use.

Commissioner Walker moved to approve Z1125-0428; the motion was seconded and the clerk conducted a manual roll-call vote that passed 6–0. Chair said the application will be forwarded to the Mesquite City Council for consideration on Monday, Dec. 15, 2025. The commission made no other changes to the planned-development standards during the action.

The project was previously approved by City Council and is now in the site-plan review process; Langford said the developer is working with city staff to ensure compliance with building, fire and engineering requirements before final permitting.
