Commission approves replat of two Greenwood Drive lots; staff says zoning unchanged

The Mesquite Planning and Zoning Commission on Feb. 23 approved a residential replat that combines two undeveloped single-family lots at 991 and 992 Greenwood Drive into a single parcel.
Garrett Lankford of the Planning and Development Services Department presented the request and told commissioners it is a replat (not a zoning change) and that staff review found the proposal met the city’s subdivision and zoning requirements. "This is a request for a residential replat. It's not a zoning action," Lankford said, and staff recommended approval.
An adjacent homeowner, Joanne Hernandez of 111 Woodhill Street, asked whether the replat would change permitted uses or allow commercial development next to her house. Hernandez said her lot is "the first house right next to that park" and asked, "Does it because you're trying to zone it to be what? Commercial or residential?" Lankford and staff clarified the property is designated for single-family and the replat would not alter the allowed residential use.
A commissioner moved to approve PL0925-0282; another commissioner seconded, and the motion carried unanimously in a recorded vote of 6-0. The approved replat will be processed administratively and does not change the zoning for the combined parcel.
