Planning commission approves Rosecrest lot-line adjustments

The Herriman Planning Commission approved a subdivision plat amendment to adjust four lot lines in the Rosecrest subdivision after staff recommended approval.

Sheldon, a city staff member, told the commission the request would realign lot lines between Lots 51 and 52 and between Lots 73 and 74 "to line up with the existing fencing." He said staff previously approved a similar plan in 2021 but that approval expired because it was not recorded within the required window. "Essentially, all they're doing is adjusting the lot line to line up with the fence," Sheldon said, and staff confirmed the submittal meets the city's subdivision plat amendment and lot-line standards.

The presentation noted the affected zone and that four lots are involved; Sheldon described one adjustment as "about 15 feet" at the back end of a lot. He also told commissioners that engineering had no concerns and that staff recommends approval with two standard conditions. Sheldon reminded the commission that the city recently amended the recordation requirement from two years to one year, and that this should be reflected in the approval conditions.

A commissioner called the item "pretty straightforward" and moved to approve the plat amendment; the chair recorded the motion as "Motion by Andrea, second by Forrest." The roll call recorded affirmative votes from Andrea, Forrest, Darren and Preston, and the chair declared the motion approved.

With the vote, the commission authorized staff to proceed with the plat recordation process subject to the stated conditions; no public testimony or substantive debate was taken at the meeting. The item will move forward for recordation consistent with the city's revised time frame for recording plat amendments.
