Herriman Planning Commission approves phased 11‑lot reapproval for Pod 39 subdivision

The Herriman City Planning Commission voted to reapprove the Pod 39 subdivision on Wednesday, advancing an 11‑lot first phase and keeping prior conditions of approval in place.
City planning staff presented the item as a reapproval after the commission’s earlier approval lapsed in March. Clint, a planning staff member, said the original approval proposed 17 lots but the applicant reduced that to 11 and will vacate the existing subdivision; the current plat was recorded in 2018. "So we do recommend approval with all of the existing, conditions of approval that were provided in the previous approval," Clint said.
The developer, identified in the hearing as Alex, told commissioners the project will be phased because one roadway that must connect to Bridal Vista Drive has not yet been built. "So we're actually, essentially phasing part 39 into 2 phases," Alex said, explaining that the Sewer District will not allow lots adjacent to Mountain View Corridor to be recorded until that road and related utilities are in place or bonding is provided. Alex said the team will record the 11 lots that currently have utilities and record the remaining lots later when the road is completed.
The commission opened the public hearing and invited comment; no members of the public spoke. Commissioner Heather moved to approve item 4.1 with staff recommendations; the motion was seconded and the commission conducted a roll-call vote. Commissioners recorded affirmative votes by Brody, Forrest, Heather, Andrea, Darryl and Tara, and the motion passed.
The commission chair noted this was the only item on the agenda. The chair also announced a City Council meeting on Sept. 11 and the next Planning Commission meeting on Sept. 18 before adjourning the session.
The action approves the 11‑lot phased plan and retains the conditions from the prior approval; the remaining lots adjacent to Mountain View Corridor will be recorded later when the roadway and any required Sewer District approvals are in place.
