Commission grants one-year extension for Wolf Cove preliminary plat

The Herriman Planning Commission voted Nov. 6 to grant a one-year extension on the preliminary plat approval for the Wolf Cove subdivision, a five-lot development originally approved in 2022.

Sheldon, planning staff, said the applicant requested an extension because the JJ Farms Road connection that affects the subdivision has been slow to complete and the applicant's deadline to record the plat was imminent. The subdivision is a five-lot proposal with roughly half-acre lots; staff recommended approval with conditions and noted that the city's ordinance now limits extensions to one year.

The applicant did not provide additional public testimony in person; the commission asked clarifying questions about the timing of the road work and noted that the extension would preserve the original approval for the one-year period. Commissioner Heather moved to approve the extension with staff's two recommendations; Preston seconded and the commission approved by roll call (Andrea, Daryl, Tara, Heather, Jackson and Preston voting yes).

Sheldon reminded commissioners that original plat conditions remain in force during the extension period. The extension obligates the applicant to reapply if additional time is needed beyond the one-year statutory limit.
