Eric reported that Royal Heights’ structural steel is ready to be installed and roofing is scheduled to begin March 9. He said brickwork and CMU masonry are progressing and windows are scheduled for installation over spring break. At McKinley, structural steel was expected to be completed and crews were working on decking bar joists, with roofing and brickwork scheduled to follow. At Jefferson, structural steel on both phases A and B is complete, roofing was expected to finish in the following week, and HVAC ductwork was underway.
On costs, Eric told trustees that the window replacement budget came in about $125,000 under the initial estimate after formal bidding. When a trustee asked how that happened, Eric replied: “We bid it out…on the front end it was just a budget. We didn’t have true numbers. When we bid it out, it came in lower than estimated.”
Eric said all three projects remain on a timeline that targets completion by May, which will allow substantial interior remodel work to be done during the summer months.
The board asked for a dashboard metric showing percent completion for each building; staff agreed that is feasible and will add that view to future progress snapshots.
Next steps: Roofing and brickwork schedules continue as planned; administration will bring percent‑complete metrics to the board and finalize interior remodel cost line items when interior remodel numbers are received later in the week.
