The Mesquite Board of Adjustment voted unanimously on Sept. 25 to grant a variance allowing a front carport at 4346 Birch Drive to exceed the city's 40% front‑facade coverage standard.
Staff planner Tiara Clark summarized the request, saying the applicant sought relief to keep or allow a two-car front carport roughly 400 square feet in size that would cover 48% of a roughly 41-foot-wide front facade. Clark said the property sits on just over 7,000 square feet in an R3 single-family zoning district, described nearby properties as having similar carports in a subdivision preapproved for front carports, and recommended approval, noting three variance-approval criteria appeared met.
Applicant Noe Carr told the board he and his contractor acted in good faith and that demolishing or rebuilding the structure would be a hardship. "We acted in good faith with a contract during and tearing it down will be a hardship," Carr said.
Board member Aiken moved to grant the variance after considering the staff report and the public hearing; the motion was seconded and carried 4 to 0. The chair recorded the approval and reminded attendees that decisions become official when filed in the board's office.
