Mesquite board approves special exception for oversized accessory structure at 732 West Cross

The Mesquite Board of Adjustment on Sept. 25 approved a special exception to allow an oversized accessory structure at 732 West Cross.
Planning staffer Elizabeth Douglas told the board the applicant seeks a 1,200-square-foot accessory structure (exceeding the usual 500-square-foot limit) with a 15-foot height on a 25,293-square-foot R3 lot. "The proposed structure would exceed the maximum allowance of 500 square feet by an additional 700 square feet for a total of 1,200 square feet," Douglas said, and noted the existing and proposed structures together would occupy roughly 4% of the lot area — well below the 10% threshold staff flagged as generally incompatible.
Douglas also said the city received two mailed responses within the 200-foot notice radius (one opposed and one in favor) and that the proposed structure meets setback requirements. Staff reviewed the request under the Mesquite zoning ordinance standards and recommended approval because the structure was compatible with surrounding properties and did not create adverse impacts.
Board member Augustine moved to approve the special exception after considering the staff report and public hearing; the motion was seconded and carried 4 to 0. The chair noted that board decisions are not official until filed in the board's office and explained appeal procedures under local and state law.
