The City of Mesquite Board of Adjustments voted 4-1 on Feb. 26 to approve a special exception allowing an 1,800-square-foot accessory structure at 6600 Thames Drive.
Carolyn Horner of the city’s Planning and Zoning Department told the board the application by Scott Cameron proposes a 1,200-square-foot shop with a 600-square-foot awning for a total of 1,800 square feet. Horner said the Mesquite zoning ordinance allows a maximum of 1,000 square feet in the agricultural district and that the Berkshire Estates development agreement allows up to 1,200 square feet. By those figures, the proposal exceeded the ordinance maximum by 800 square feet and the development-agreement limit by 600 square feet, and staff recommended approval.
The applicant, Scott Cameron, who gave his address as 6600 Thames Drive, said the homeowners association had approved the structure and provided photos showing similar buildings nearby. "I'm doing it the right way... HOA approval, looking for your approval for Santa's shop," Cameron said, adding he is a longtime general contractor and that he intended to follow the permitting process.
Board members asked staff to verify that the photos submitted were of permitted structures; Horner said staff would follow up to confirm which neighboring structures had received permits and that permitting would verify side-yard setbacks and other standards.
After discussion, Mr. Augustine moved to approve BOA case BOA12250489; the motion was seconded and passed by a 4-1 vote. The chair announced the tally but the transcript does not record each board member's individual vote.
The board's procedural announcements at the start of the meeting reminded attendees that decisions are not final until filed with the board office, that approvals typically expire 180 days unless a building permit or certificate of occupancy is issued, and that appeals follow the process under the Mesquite Zoning Ordinance and Texas Local Government Code. Staff noted another agenda item (4245 Flamingo Way) was re-noticed for the March 26 meeting.
The board closed the public hearing after the applicant's remarks and directed staff to follow up on permit records for the neighborhood photos. With no further business, the chair adjourned the meeting.
Action recorded: approval of special exception BOA12250489, allowing the 1,800 sq. ft. accessory structure at 6600 Thames Drive; vote 4-1. Individual member votes were not announced in the transcript.
