Council approves Kwik Trip convenience store, fuel and car-wash at I‑20 & FM 740

The Mesquite City Council on Aug. 18 voted unanimously to approve zoning and a plan development permit for a convenience store with fueling and a tunnel car wash at the northwest corner of I‑20 and FM 740 (zoning file Z125‑379). The project would allow up to 20 fueling stations and a tunnel car wash with associated queuing and signage exceptions.
Applicant representative Corey Vaughn said the development will build roughly 3,000 feet of sanitary sewer to connect to the Buffalo Lift Station in Forney, increasing sewer capacity for the site and adjacent properties. Vaughn and planning staff said Kwik Trip will manage peak-period queuing with site employees and that the project includes increased landscaping and other design standards required by the PD.
Council members asked about queuing capacity, spillover onto the frontage road and signage height. The applicant said queuing plans show capacity for up to 18–20 vehicles in the wash queue and that employees will direct traffic if necessary; staff also said standard engineering review and conditions apply. The council approved the zoning with the planned development stipulations and concept plan.
