Council clears homeowner’s request for larger accessory dwelling unit at Emerson Drive

The Mesquite City Council unanimously approved an amendment to allow an accessory dwelling unit (ADU) up to 1,200 square feet and up to 18 feet in height at 6713 Emerson Drive.
Adam Bailey, director of planning and development services, explained the request: the site is in the Berkshire Estates subdivision, is surrounded by single-family homes, and the applicant seeks a conditional-use permit to increase the ADU size from the 1,000 square-foot nominal limit to 1,200 square feet and height from 15 to 18 feet. Bailey said the Planning & Zoning Commission recommended approval 7–0; the city also received five online notifications (three in favor, two opposed).
Applicant Alex Gaunt, who identified himself and his address, told the council the ADU is intended to provide guest and family space for an expanding household (he said his wife is pregnant with twins) and is not intended as a rental. Gaunt said HOA approval had been obtained and that the ADU materials would match the primary residence.
Councilmembers asked about lot size and parking; staff said the lot is over half an acre (Gaunt said it is about one acre) and has ample on-site parking. Councilmember Merton moved to approve the architecture and Gaunt's proposal; Councilmember Green seconded; the council approved the CUP by a unanimous vote.
Next steps: With council approval, the applicant may proceed with required permitting and building review subject to standard city processes and HOA requirements.
