Council approves zoning tweak for 260‑unit Avante Hills senior apartments on East Glen Boulevard

Adam Bailey, director of planning and development services, briefed council on zoning application Z1125‑428 to amend Planned Development Ordinance No. 5,198 for Avante Hills, a 260‑unit senior multifamily development at 2235 East Glen Boulevard. Bailey said the amendment adjusts the unit mix to better match detailed architectural plans and fire/building code requirements: one‑bedrooms increase from 129 to 135; two‑bedrooms decrease from 131 to 125; total units remain 260.
An applicant representative said the change reflects work to move from concept to detailed building plans and that no other changes to the concept plan are requested. The planning and zoning commission recommended approval with a stipulation; notices to nearby property owners produced one response in favor and nine in opposition, the director said.
Councilmember Merton moved to approve the ordinance as presented; Councilmember Elizabeth Rodriguez Ross seconded and the ordinance passed unanimously, 7–0.
What’s next: the PD amendment will permit the developer to proceed with detailed architectural and permitting work consistent with the revised unit mix.
