Planning commission recommends setback variances for home at 1510 Whispering Trails

The Irving Planning and Zoning Commission voted 6‑2 to recommend that city council approve a zoning variance for a home at 1510 Whispering Trails, a representative for the homeowner said.

Alondra Sanchez, who said she was representing her father, Santo Sanchez, told the commission the structure identified in staff photos had been used “for him to enjoy outdoor curricular activities with his grandchildren,” and that the lot had been cleared since the images were taken. “We’re willing to comply,” she said.

The commission asked several questions about the structure’s use. “But the pictures indicate that it’s just being used as a storage,” a committee member said, expressing concern about whether materials had been temporarily removed before the inspection. Sanchez responded that some building materials were left from prior construction and that her father had kept materials since a 2019 work accident.

Committee members also asked why code enforcement initially visited the property; Sanchez said she did not know and that the family would follow any conditions set by the city. In discussion, a committee member noted that even if the commission recommends approval, any condition requiring removal would remain enforceable if city council approves the request.

A motion to recommend approval as drawn — granting 5‑foot rear and 5‑foot side setbacks — was made and seconded. The motion carried 6‑2. The case will be forwarded to city council for action; the commission announced the related council meeting is scheduled for March 26.
