Representatives from LGA presented a final replat for Brazos Mall Subdivision Block A to create two lots at 104 West Highway 332.
Lucero Magana, representing LGA, and Adam Hutchison, the civil engineer on the project, described the plan: the existing bridal-lobster structure will be demolished and replaced by a Chipotle on one lot and a car-wash on the adjacent lot. Hutchison said the Chipotle submittal is confirmed and construction plans have been filed.
Staff advised the commission that they requested a wet-utility easement be placed on the plat to prepare for possible TxDOT drainage requirements; the easement would be recorded only if TxDOT objects and would be removed if TxDOT issues a letter of no objection.
A commissioner moved for final approval of the replat; the motion was seconded and the body approved the final replat on a voice vote.
Next steps: the applicant will proceed to construction permitting and final site-plan reviews, with drainage and TxDOT coordination to continue as needed.
