Staff flagged recurring technical issues: many applications lacked final surveys or completed site plans, several proposed splits rely on easements for access rather than double frontage, and one applicant has a contingent purchase agreement that depends on rezoning. The commission discussed prior decisions and ordinance provisions (e.g., length-to-width split requirements for parcels of 10 acres or less) and asked staff to verify ordinance applicability prior to the public hearings.
