The Lewiston Planning and Zoning Commission on Jan. 7 approved a conditional use permit for a short‑term rental at 61 Park Lane, an application from Synergetic Solutions submitted by applicant Keith Morris.
Abel (staff member) moved to approve the CUP “with the changes we’ve noted,” and Jared (committee member) seconded. Chair (speaker 2) called the vote; one commissioner (Jake) announced ahead of the vote that he would abstain. Chair then stated the CUP was approved and instructed the applicant to submit required documentation to Abel for final processing.
The commission attached the conditional use permit to the business license process and asked the applicant to provide proof of liability insurance and a sales‑tax (lodging tax) account number so transient lodging taxes can be remitted. Abel told the applicant the planning office would issue the business‑license certificate once those items are received and that the CUP would be attached to that license.
Commissioners also set an interim occupancy figure for the CUP that the group discussed during the hearing; the commission’s working cap for this permit is 12 occupants while the city continues to draft a more detailed short‑term rental ordinance and consults the county fire marshal. Chair noted the CUP language in the packet was “very broad” but acceptable as a temporary measure pending the ordinance process.
The applicant, Keith Morris, described the house’s bedroom layout and said he would advertise it as sleeping 11. During the discussion he said he has insurance and will provide proof; Abel and the commissioners discussed how the CUP and the forthcoming ordinance will address fire‑code issues, parking and tax compliance.
Next steps: Abel will collect the applicant’s proof of insurance and tax account details and issue the business license/CUP attachment. The commission will continue work on a citywide short‑term rental ordinance that could supersede elements of the CUP once adopted.
