Planning board waives site-plan review and approves AHRB resolutions for small projects at Woodbine and Palisades
Summary
The board waived site-plan review and adopted AHRB approvals for a wood deck at 7 Woodbine Terrace (for a resident’s special-needs daughter) and a front overhang at 249 Palisades Avenue; both approvals referenced specific plan sets and were adopted with conditions noted in the resolutions.

The planning board granted expedited consideration to two small projects.
At 7 Woodbine Terrace Moncho Ying described a proposed wood deck designed to provide a safe outdoor play area for the homeowner’s daughter. The building department recommended waiving a full site-plan review and the board voted to waive site-plan review and adopt an AHRB resolution granting architectural and historic review approval subject to the plan set dated 01/16/2026.
For 249 Palisades Avenue, Karen Felner (presenting for Ben Eisler) showed a modest roof overhang that would not extend beyond the existing roof and would be supported by exposed wood brackets. The board found the site-plan trigger was related to building height; it waived site-plan review and adopted an AHRB resolution approving the overhang subject to the plan set dated 02/11/2026.
Both items were approved with conditions tied to the submitted plan sets and with the expectation that materials and details be provided to staff for filing in the permit record.
