Robert, the property owner, told the board he bought the Lynch residence about 11 years ago and has been remodeling it. "Last 2 projects on my list I'm trying to get done before I retire," he said, adding the work is for personal use only: "There will be no business run out there or nothing." He described a five-room addition and a detached shop as the final projects.
Board members and staff explained the technical request: the application seeks a roughly 34-foot reduction from the 80-foot setback for the addition and a roughly 6-foot reduction for the detached shop because those structures do not meet the required 80-foot setback from the center of the road. The board reviewed site plans and confirmed that the portion of the house that projects closest to the road is an enclosed section, not a porch, and noted an easement across the front of the property.
A board member read the standard findings required for a variance: "The Board of Zoning Appeals having heard the testimony and being duly advised finds, a, the approval will not be injurious to the public health, safety, morals, and general welfare of the community" and that the strict application of the ordinance "will result in practical difficulties in the use of the property." After the reading, the chair moved to approve the variances and the motion was seconded. The board approved the motion by voice vote; ayes were recorded and no opposing voices were noted.
After the vote, the chair told the owner to coordinate with staff to obtain permits. Staff offered to email or mail the paperwork to the applicant to begin the permitting process. The meeting then moved on to other business and adjourned.
