The College Station Planning and Zoning Commission on Oct. 2 approved an ordinance amendment recommendation and rezoning of approximately 4.71 acres from General Commercial (GC) to Multifamily (MF) for property at University Drive East and Eastcrest Drive, subject to a condition requiring a 10‑foot landscape buffer and an 8‑foot wood privacy fence adjacent to western properties.
Jeff Howell, Planning and Development Services, summarized the request and said the comprehensive plan’s future land‑use map supports higher‑density residential uses in this area; staff recommended approval with the buffer and fence condition. He noted the item is scheduled to be heard by City Council on Oct. 9.
Chrissy Hartle of Mitchell & Morgan, representing the applicant, said the developer met with representatives of the Adam Corporation and agreed to reconfigure the panhandle access, provide a 10‑foot planted buffer on part of the shared property line and construct an 8‑foot wood privacy fence as shown on the applicant’s plans. “This information was presented to the City Council and was accepted,” Hartle said, adding that the rezoning follows the modified comprehensive plan amendment previously approved by city council.
The commission opened the public hearing and recorded no speakers. After a motion and a second, the commission approved the rezoning by voice vote with no recorded opposition. The staff member reiterated that the rezoning will proceed to the Oct. 9 City Council meeting for final action.
