The Planning and Zoning Commission voted to approve the 72‑lot preliminary plat for the Junction Edition subdivision on Jan. 14, with staff‑recommended conditions requiring five‑foot sidewalks to be installed when lots are developed and requiring TxDOT driveway placement approval and civil plan acceptance before final plat approval or issuance of building permits.
The Planning Director summarized the plat and said the proposed lots generally meet the Single Family 2 minimums (7,000 square feet) and that most lot widths are larger than the minimum 50‑foot width. “There is a required sidewalk provision in the city of Mount Pleasant … I have asked for a flat note on the plat that says 5 foot sidewalks are required and must be installed at construction of the homes,” the Planning Director said, explaining the intent to prevent inconsistent sidewalk gaps if lots are sold over time.
Staff also told the commission that water service is available and sewer extensions are underway, but that TxDOT approval is required for driveways crossing or adjacent to US‑271; one of the conditions ties final plat approval to receipt of the necessary TxDOT letter approving driveway locations. The Planning Director emphasized that final plat approval and city acceptance of infrastructure are prerequisites to issuing building permits.
Commissioners had no outstanding objections and the Chair called the motion to approve, which the commission carried by voice vote.
The final plat, civil construction approvals and any required agency letters must be completed before building permits are issued for individual lots in the Junction Edition subdivision.
