Board approves 12.8% square-footage exception for Leawood home addition

The Leawood Board of Zoning Appeals approved an exception allowing a 230-square-foot addition at 3705 West 119th Terrace, bringing the house to 5,093 square feet — 579 square feet (12.8%) above the 4,514-square-foot maximum set by the Leawood Development Ordinance.
Applicant Allison Candler said the project would finish an existing unfinished attic area, adding a dormer, window and closet so the space can be used as a bedroom with a safe exit in case of fire. “We would like to add a window and a closet so that we can use that as a finished bedroom,” Candler said.
Staff reported no calls or concerns had been received from neighbors. Board members noted that under the local ordinance an increase under 20% is handled as an exception rather than a variance and that the exterior of the house would not be significantly altered. A committee member moved to approve the exception and the board approved by voice vote; staff said the applicant would be notified in writing.
The approval permits the interior finish and the small exterior dormer described by the applicant; any required building permits remain subject to normal permitting review.
